Pinnacle Advances Senior Housing Development

Pinnacle has closed on $41 million in financing to build a 110-unit affordable housing community geared toward seniors in Miami-Dade County, Florida. The company confirmed the funding package this week, which will support the full development of the new property.

The project is designed to address the growing need for age-restricted housing in the region, where rental costs have climbed sharply in recent years. All 110 units will be reserved for low-income older adults, with rents set at levels that remain within reach for households earning modest incomes. The community will include a mix of one- and two-bedroom floor plans, along with common areas intended to encourage social engagement among residents.

Financing for the development was arranged through a combination of tax-exempt bonds and other funding sources, according to Pinnacle. The firm has a track record of building affordable housing across several states, but this marks one of its larger recent investments in South Florida. Construction is expected to begin within the next few months, with a projected timeline of roughly two years before the building opens its doors.

Local housing advocates have welcomed the news, noting that senior households are among the most cost-burdened in Miami-Dade. The new community will help fill a gap in the market, offering stable rents for older residents who might otherwise face displacement. Pinnacle said it will begin accepting applications closer to the completion date, with preference given to applicants who currently live or work in the county.
